Senior and Stretch development finance
What is Senior and Stretch development finance?
Senior development finance is typically limited to 55% of a development’s Gross Developed Value (GDV) and is usually the cheapest finance within a debt stack (see diagrams below).
Stretch senior loans are so called as they “stretch” the senior loan to provide more debt, albeit at a slightly higher cost to cover the extra risk involved with lending at a higher loan to value (LTV).
Providing finance for residential developments, mixed-use developments and commercial developments across the UK, we offer loans from £2 million to £30 million over 1 – 5 years and can help accommodate your projects financing by combining our stretch senior product with our mezzanine product.
What is Mezzanine finance?
Existing between equity and senior debt, mezzanine loans enable borrowers to increase gearing as well as debt to finance their projects.
Our lending criteria for mezzanine applications cover loans from £1 million to £10 million over a 1 – 5 year term. For security, we require a second legal charge and guarantees.
What is Investment finance?
We provide investment finance to operational real-estate backed businesses and residential property businesses and look to fund within the hospitality, medical/science and logistics sectors in towns and cities across the UK.
